1245 Broadway is a 22-story boutique Class A office building at the center of the burgeoning NoMad district, one of the most active and quickly changing neighborhoods in Manhattan. Eschewing the trend of all-glass towers, 1245 Broadway nods instead to the character of some of its more historic neighbors. Expressed in bold lines of textured architectural concrete, the massing of the building riffs on a traditional Manhattan tower: it steps back as it ascends to create large terraces, each carefully positioned to take advantage of specific views. Modular, floor-to-ceiling picture windows emphasize the 12-foot interior floor heights and flood the expansive office spaces with natural light. These triple-insulated windows eliminate the need for perimeter heating, reduce heating and cooling costs, and limit sound penetration, while maximizing views of the city.
The generous terraces provide tenants an opportunity to step out into the dramatic urban surroundings of Manhattan.
