A boutique office in a bustling neighborhood

28&7 is a new Class-A boutique office building in the Chelsea neighborhood of Manhattan. Located at the corner of 28th Street and Seventh Avenue, directly adjacent to the Fashion Institute of Technology, the building stands at a dynamic crossroads—with the NoMad district to the east and Penn Station and Hudson Yards just minutes to the west.

The twelve-story building features a bold yet timelessly elegant facade, expressed as a structural grid of black glazed terracotta. With smooth, sculptural contours, the custom-designed curved terracotta profiles catch and reflect light. The reflective black glaze distinguishes the building from its masonry neighbors and creates an elegant silhouette along Seventh Avenue. The terracotta grid is equally divided along a nominal ten-foot module that allows for flexible tenant fit outs, from open workplaces to perimeter offices. The grid spacing widens at the ground level, maximizing visibility for the storefronts and the lobby.

Designed for flexibility and views

The building will provide 90,000 square feet of office space. Structural columns integrated into the facade grid, together with flat slab concrete floors, allow for column-free workspaces with spans of up to 40 feet. The exceptional twelfth-floor penthouse is surrounded by a shaded terrace that opens up to a panoramic view of the downtown skyline. The office lobby is located on 28th Street, giving retail tenants maximum exposure along Seventh Avenue.

Sustainability and well-being

The building is targeting LEED® Gold certification. Large floor-to-ceiling windows flood the interiors with natural light, with corners that are fully glazed. For exceptional energy efficiency, the windows are triple-glazed and incorporate a low-e coating. Along with improved insulation, this helps the building meet New York City’s Zone Green initiative. Secure bike storage will be offered on the ground floor to encourage alternative modes of transit. All office floors feature executive-style, gender-inclusive bathrooms, a shower, and changing room to cater to an active lifestyle.
