1245 Broadway is a 23-story boutique Class A office building at the center of the burgeoning NoMad district, one of the most active and quickly changing neighborhoods in Manhattan. Located at the corner of 31st Street and Broadway, the project comprises approximately 200,000 square feet of office space, with retail on the ground floor.

In recent years, NoMad has become a center of investment and cultural gravity. The project site is within walking distance of Herald Square, Penn Station, Madison Square Park, the NoMad and Ace Hotels, and the developments at Manhattan West and Hudson Yards, with easy access to more than a dozen subway lines. The immediate surroundings of 1245 Broadway embody the distinct architectural character of this neighborhood: the Madison Square Park North Historic District includes numerous landmarked structures, mixed with more contemporary additions that create an eclectic urban fabric.

Eschewing the trend of all-glass towers, 1245 Broadway nods instead to the character of some of its more historic neighbors. Expressed in bold lines of textured architectural concrete, the massing of the building riffs on a traditional Manhattan tower: it steps back as it ascends to create large terraces, each carefully positioned to take advantage of specific views. Modular, floor-to-ceiling picture windows emphasize the 12-foot interior floor heights and flood the expansive office spaces with natural light. These triple-glazed windows eliminate the need for perimeter heating, reduce heating and cooling costs, and limit sound penetration, while maximizing views of the city.

The generous terraces provide tenants an opportunity to step out into the dramatic urban surroundings of Manhattan. A private amenity lounge for tenants includes a skylight, private phone booths, a fireplace, communal work areas, and a beverage station, all with a minimalist and natural feeling, evocative of Scandinavian design. The building is targeting LEED® Gold certification.
