The Desmond

The Desmond Building project calls for the adaptive reuse of a vacant historic warehouse in the emerging South Park neighborhood within Downtown Los Angeles. Originally designed as an automobile showroom in 1916, the five-story brick building will be transformed into a modern, loft-style office for AEG, a leading sports and entertainment company.

The design capitalizes on the building's high ceilings, large windows, and exposed concrete structure. SOM will add a sixth floor in the form of a glass pavilion, which will provide additional office and conference space. The pavilion will connect to a north-facing terrace offering dramatic views of the city. The ground level will house a small cafe.

The design includes a major structural upgrade that entails inserting a new concrete frame into the building to comply with seismic and lateral loading codes. While a significant addition, the new structural frame will occur at the perimeter only, having no impact on the building's existing windows and open floor plan.

The steel windows will be refurbished and reglazed with high-performance glass to help reduce energy usage. A new storefront system will be installed at ground level, providing transparency and a strong connection to the streetscape. When completed, the revived Desmond Building will include 87,950 gross square feet of office space for creative professionals.
