A statement on Broadway

Situated in the Upper West Side, one of Manhattan’s most desirable and iconic neighborhoods, the Park Loggia has transformed a prominent intersection with a tower that blends historic character, structure, and sustainability in one contemporary form. The building sets back dramatically at the seventh floor to rise 32 stories on an attenuated tower floor plate — allowing for windows in every room, including kitchens and bathrooms. A six-story podium with two floors of retail abuts neighboring properties to preserve the continuity of the streetscape.

Reinterpreting New York history

The Upper West Side is characterized by masonry buildings with punched windows that are articulated by elegant carvings and molded filigree. The Park Loggia evokes this depth, richness, and opacity, while creating a sense of lightness. Its champagne terracotta facade, made with custom curved profiles manufactured in Germany, establishes a warm tone for the building and relates it to its historic surroundings. The recessed windows emphasize the image of the building as a masonry grid, at the same time improving its environmental performance and providing a subtle gleam that animates the facade with the moving sun. The curvature of the tower’s terracotta profiles is echoed in the podium, where the material curves to create a frame around the edge of each window opening.

Early on, we were inspired by the rich vocabulary of the Upper West Side’s facades — which includes punched windows articulated by elegant carved or molded filagree. We wanted to evoke this depth, richness, and opacity, but in a contemporary manner that would read as light and detailed.

Loggias with a view

The slimness of the building is, in part, a response to the site. The tower’s prime location near Lincoln Center, Central Park, and Columbus Circle offers impressive views of Central Park, the Hudson River, and up and down Broadway. Many units feature loggias, or sheltered terraces, which weave the outdoors into daily life and create outward-looking residences. The building’s range of amenities includes a large, communal terrace on the seventh floor, a fitness center, a game room, and a variety of lounges. At the crown, a communal triple-height loggia leads to a lounge area with panoramic views.
