Chicago’s next great neighborhood

Envisioned as the city’s 78th neighborhood , the 62-acre site is the focus of one of the largest development projects in Chicago’s history. It will transform a former brownfield through a multi-phased approach to the development of a mixed-use neighborhood with residential, commercial, academic, civic, cultural, and recreational components for all Chicagoans. Located at the convergence of many vibrant, diverse communities including the South Loop, Chinatown, Pilsen, Little Italy, and Bronzeville, The 78 is imbued with Chicago’s culture and history and will blend seamlessly with its neighbors.

An emphasis on accessibility

A new Riverwalk incorporates seven acres of public parkland and five acres of unimpeded space along the south branch of the Chicago River. It will activate one of the city’s greatest natural assets by providing unparalleled riverfront access, year-round recreation opportunities, and an abundance of cultural and hospitality amenities for visitors and residents alike.

The 78 is a transit-oriented development that extends Chicago’s central business district. Highly accessible from streets and waterways, the development features new water taxi stops, bike lanes, and pedestrian-friendly streets. It is also close to local and regional rail lines, including a proposed Chicago Transit Authority (CTA) Red Line stop that would establish new connections to the city, as well as O’Hare and Midway International airports.


Finding the right balance

Responsive to the changing needs of Chicagoans, and developed through engagement with residents, businesses, and institutions, The 78 incorporates a variety of public amenities. Designed to activate the district and attract industry-leading organizations and talent, the plan establishes a balance between the built environment and the natural landscape, while fostering community and social life. Welcoming new academic institutions to the center of the city, The 78 will be home to the Discovery Partners Institute—an initiative led by the University of Chicago, the University of Illinois, and Northwestern University.
